Project Information
Project Highlights
The delivery of a 69MW Tier III compliant hyperscale data centre across 3 No. 2-storey data buildings to be developed on a 40,000 sq m lot plus Administration Buildings and Utilities Farm. Design services lead out of Singapore with local design entities providing engineer / architect of record services and design input on local design codes etc. Procurement is to be via a single turn turnkey General Contractor model selected via competitive tender based on the design at 60% Detailed Design and engaged on an Early Contractor Involvement (ECI) Service Contract to work with the design team to value engineer the design to FCD. ECI award due early May 2023 and FCD mid-July 2023. RFS should be later 1H2023 / early 2H2024 though VE is intended to reduce this delivery date by a number of months.
SERVICE: Led the project management and delivery team in the construction works, the building services installation, the Testing & Commissioning and the Client’s final IST.LOCATION: Hamina, FinlandSIZE: 24,700 sq mKEY PERSONNEL: Daniel Anderson / E-Jay PalmaNUMBER OF RACKS: Confidential PUE: Below 1.8 (Confidential)
This project was a major capital investment for the client and established the principle of replicating their US data center designs in Europe. The project was broken down into construction packages and we commenced the works as the design became available to start. This allowed us to compress the program. Major project successes included the use of SWAC on the project, as well as implementing an FM2 floor system to help the client meet their PUE targets. (This project was delivered by individuals from T1 and not T1 directly).

Our Solution
The Challenge
To build a 32MW data center to a stringent client standard within a tight timeframe. While the client had developed data centers in Europe, this was the first modular data center.
SERVICE: Design & Build modular scalable deployment. Tier III - concurrently maintainable MEPF infrastructure.LOCATION: Hampshire, UKSIZE: 5,000 sq mKEY PERSONNEL: Adam MinnsNUMBER OF RACKS: 1000 (20kW/rack max. density) PUE: 1.25
The offering was a scalable approach multi phase deployment from 250 to 1000 racks. A packaged N+1 cooling system and a 2N electrical infrastructure. A modulation enabled an economically manageable expansion, without capacity oversupply Day 1. An in-house D&B Building Management System (BMS) solution with Data Center Infrastructure Management (DCIM) solution provided the client and their customers with real time information for operational performance and remote management.
The Client was looking to utilize the latest modular design and build to develop cost effective and sustainable data center infrastructure. The aim was to deliver colocation facilities for medium to large scale enterprise clients and ISP’s. Datum was committed to deliver environmentally sympathetic, secure and resilient data center facilities.
Datum Data Centre
SERVICE: Design & Build flexible modular scalable deployment. Off-site turnkey production and pre-fabrication. Air to air cooling solution with free cooling integration.LOCATION: Wolverhampton, UKSIZE: 5,000 sq mKEY PERSONNEL: Adam MinnsNUMBER OF RACKS: PUE: 1.13
The offering was a flexible modular approach taking advantage of off-site production and pre-fabrication of MEPF modular installation. A bespoke cold air system was used enabling integrated free cooling to be used through the adiabatic system. This also utilised elevated room temperatures up to 27 C to improve efficiency and save on energy costs. A fully tailored control system was developed to interact with the external environment to determine airflow requirements based on ambient conditions and free cooling capability. The project was completed in 20 weeks(This project was delivered by individuals from T1 and not T1 directly).
JLR was targeting carbon neutral by 2020 and thus the intent was to deliver an industry leading PUE, support mixed density equipment combined with high levels of resilience and security. Timeframe was critical with delivery phased their manufacturing facility.
JLR Modular Data Centre
The project involved a new roof and refurbishment below to house the new DC with all services equipment placed externally. The design included existing power infrastructure, whilst remaining robust and resilient. The design provided for 2MW infrastructure across 400 high density racks. A full Data Centre Integrated Management (DCIM) system was implemented to provide environment, plant, power and air quality monitoring. An N+1 generator system was installed to ensure critical power was always available
Brightsolid is a leading cloud hosting and Data Centre provider needed to expand its digital hub to support the oil & gas industry in Aberdeen. They wanted a Tier III certified design, with high flexibility and zero disruption for future expansion. An existing building was modified and refurbished to support the rollout of a new white space.

Clash detection on a fast track program with developing requirements.
Education of supply chain.
Client aspiration for a digital twin.
The designs required integration of a highly BIM capable design team with low take up supply chain locally.
BMP brought together the working platform and the collaboration approach.
Handover of BIM Model from design team to lead contractor carefully managed to ensure handover of responsibility.
Development of penetration plan.
Measurement of variations.
Ownership transferal of BIM Model to Principal Contractor.
BOQs were validated through the BIM model to ensure no misses.
Value engineering through design stage to ensure optimisation.
RFI process handled through the BIM Model.
